The rental market in Jersey City is coming back and no better evidence of this is the construction of a new residential tower in the Newport section of Jersey City. The Lefrak organization is notoriously conservative with development projects often self financing and progressing as market conditions dictate.
The next buildings in the Newport development will likely break ground in the coming months in the northern most corner of the property according to the Hudson Reporter.
Renderings for a mixed-use two, double tower complex are available on the SLCE Architect’s website showing a high rise community for what is currently the low-rise Avalon Cove. Two renderings indicate a 6 to 8 story base with high rise towers; retail is shown in the base of the building.

The new towers rising over the last decade have mostly all included retail along the base in the hope of creating vibrant mixed-use communities akin to older city centers, but as the economy has soured, many of those spaces remain empty.
The Monaco Towers are racing upwards and now a fundamental component of the city’s skyline. The two towers share a common base where parking spaces for the project will be housed.
The historic Jersey City powerhouse is well on its way to not falling down. The city initiated a $3.4 million effort to the structure from collapsing and further deteriorating while the building awaits redevelopment. The interior of the structure has long been exposed to the weather and the empty window shells are finally being plugged.
