Metropolis Towers

Two co-op apartment buildings located on a large gated plot of land just east of Grove Street, behind City Hall and the Grove Street PATH station. The towers originally had a small, low rise retail structure connecting the two buildings. This structure was recently removed for the installation of a parking garage. Plans have been approved for two additional towers along Columbus Blvd, and speculation exists that an additional two towers are planned for Montgomery Street. At present, the fences and long blocks surrounding the complex present a very pedestrian unfriendly environment.

The complex is a co-op, however, many units are owned by a single management company. The co-op had gone bankrupt in the last decade.

Fifteen Exchange Place

One of the most beautiful buildings on the waterfront, Fifteen Exchange Place is also one of the oldest. The elegant decoration of the building makes its newer neighbors such as Exchange Place Center, just across the street, look like gaudy glass boxes. At the moment Merrill Lynch has offices here.

One Exchange Place

A holdover from a bygone era, this office tower was built just as the waterfront was declining as the business center of the city. Unlike most of the waterfront office space, One Exchange Place is one of the older buildings downtown. Particularly unique are the Greek style columns along the top of the structure.

Mandalay on the Hudson is a rather generic looking high rise condominium tower overlooking Newport to the north and the financial district to the south. To the east, stunning views of Manhattan are soon to be ruined with the construction of an office tower at the end of the Second Street. The Roosevelt

The Roosevelt is essentially the bigger brother to the Lincoln just across the street. Developed by Lefrak, the Newport developer, and in essence could be considered part of the Presidential Plaza although the nearest Newport Tower is four blocks east. A grocery store and deli are located on the northwest corner of the building. The Holland is one block over, for better or for worse, and the elevated section of Eleventh Street borders the backside of the building. The design is fairly generic red brick, attempting to blend into the surrounding neighborhood, though not with very much effort.

The building was designed by Lewis Broome, an architect who also designed the Statehouse in Trenton after fire destroyed the original. Powerhouse

The Powerhouse was built in 1906 to power the railroads running in the Tubes connecting the Jersey City waterfront and Manhattan. The Tubes later became the PATH system, although the Powerhouse has been idle for more than a half century. In recent years, the powerhouse has developed a cult following and was the namesake to the now defunct Powerhouse Arts District. The district was designed to provide discounted housing for artists to encourage a lively arts community. The powerhouse is currently undergoing renovations, though a final plan has not been resolved. High rise development around the Powerhouse will almost certainly put further pressure on preservation efforts.

Built on the edge of historic downtown along the elevated portion of eleventh street, the low to mid-rise buiding has been criticized for its lack of creativity. The Lincoln, while several blocks from the waterfront, is part of the Newport development.

101 Hudson Street

Completed in 1992, it was, for a short time, the tallest building in New Jersey until the Goldman Sachs tower (30 Hudson Street) surpassed it. The building draws many cues from early twentieth century architecture and despite its thoroughly modern construction, and is cleary influenced by the Art Deco palaces of the 1920's and 1930's. Indeed, the building even includes setbacks at progressively higher levels, a feature of classics like The Empire State and Chrysler buildings in New York, but which has fallen out of favor in more recent years.

In 2004 the building was sold to Mack-Cali, a major real estate holder in Jersey City. Currently the tower is home largely to Merrill Lynch.

The Merchant is a typical upscale bar serving plenty of beer, but also a decent bistro menu. Some of the appetizers are generous portions-- crab cakes, calmari-- and could serve as a small dinner. Good for parties or large groups and they take reservations. Sometimes the lower dining room is too cold. Outdoor seating in the summer. The Merchant recent began serving brunch from 11 a.m. on weekends.
